The Real Estate Market has been Hot. This information is to provide you with accurate current Market Conditions. I have 38 years of Experience, and when I advertise a Property you get the complete details of Income and Expenses besides the Taxes along with building dimensions and square footage of the property.

By the same token, when I sell a Building whether it be a Mixed use, Taxpayer, or a 6-30 unit building, I will state the Location, selling price, the multiple of yearly income the property sold for, so that you are provided priceless information to assist you on future purchases.

Areas I have done business in are Williamsburg, Bushwick, Ridgewood, Maspeth, Middle Village, Glendale, Rego Park, Forest Hills, Elmhurst and Astoria. Each area has different multiples when it comes to asking prices and selling prices. The areas that command higher Multiples of Asking Prices and higher multiples of selling prices are, Williamsburg, Bushwick, Astoria and parts of Ridgewood.

Fact-Currently there are no properties in any areas that sell at 10x’s yearly income anymore. That was an old rule of thumb and some Property Investors still seek out the needle in the haystack. Some can’t bring themselves up to current levels of 14 or 15 x’s Income to purchase a property today. And yet, Williamsburg, Bushwick, Astoria and part of Fresh Pond rd. in Ridgewood are being bought up in multiples of 20-22x’s Yearly Income right now. (Any information written here can be confirmed with any Real Estate Broker in all of the above areas.

Some areas where you can purchase at 14 -16 times Yearly Income, providing you with 5-6, or 7% Cap returns are out there like Middle Village, NY 11379. Parts of Middle Village are in walking distance to the M train, and parts are in walking distances to the E, R, and F trains by Woodhaven Blvd./Queens Blvd. area. Recent Taxpayer sale, 3 stores with $150k Yearly Income sold at $2.4 Million    (16 x’s) with a cap rate return of 6.25%.
